Air duct cleaning in Novato, San Rafael, San Anselmo, Larkspur and Sausalito makes the biggest difference in a few clear cases: after a remodel that filled the ducts with drywall dust, after rodents or other pests got into a crawlspace run, when you can see debris or growth inside, or when dust puffs out of the registers each time the system starts. In a home without those problems, cleaning is rarely the first fix for dust or allergies, and we will say so after looking inside.
Signs your ducts may need cleaning
- Your home is dusty despite regular cleaning, and dust settles quickly on surfaces near the registers.
- Visible dust or debris at the registers or on the return grille.
- Musty odors from the vents, especially when the system first starts.
- Recent construction or renovation, even if the work was in a single room.
- Pet dander building up on the returns and filters in a home with several pets.
- Allergy symptoms that get worse indoors when the system runs.
- Reduced airflow at some registers, which can also point to ducts that need repair.
- Mold concerns, which need the moisture source found as well.
What a proper cleaning includes
- Inspection. We look into supply and return ducts at several points and check the blower and the indoor coil. If the ducts are clean and the real issue is a leak or a filter, you hear that before any work.
- Protecting your home. Floors and furniture near the work are covered.
- Negative pressure. A powerful vacuum connected to the duct system pulls air inward, so loosened dust goes into the collector instead of your rooms. Registers are sealed while each section is worked.
- Agitation. Rotating brushes and air whips loosen what has stuck to the duct walls, run by run, supply side and return side. The return side is where most dust collects and is often skipped.
- Registers and grilles are removed, cleaned and refitted.
- Sanitizing if needed, only where there is a reason, and only after the cleaning.
- Final inspection and a short report of what we found, including anything that needs attention later.
Flexible ducts, common in attics and crawlspaces, need gentler tools than sheet metal ducts. Old or brittle flex duct can tear if handled roughly, and when it is already damaged, replacing that section is a better use of money than cleaning it.
Mold and musty smells in Marin homes
Marin winters are damp, and many older homes have ducts running through crawlspaces where the air stays cool and moist. Fog-belt houses near the water in Sausalito and Larkspur see the same. A musty smell at the vents often starts with a damp crawlspace, a leaking duct joint pulling in crawlspace air, or a condensate pan that does not drain. If we find growth, cleaning removes it, but the moisture problem needs fixing too or it returns. We point out the source and, where it is part of the HVAC system, fix it.
After a remodel
Construction dust is the strongest reason to clean ducts. Drywall and sanding dust is fine enough to pass through basic filters and coat the blower and the indoor coil, which hurts airflow and efficiency. If you are planning work, ask the contractor to seal the registers and shut the system off during sanding, then book the cleaning once the dusty work is finished.
Keeping ducts clean afterward
Change the filter on schedule, and use the highest-rated filter your system’s blower and return are built to handle. Keep the return grille clear of furniture. Most of all, make sure return ducts are sealed: a leaky return in a crawlspace or attic pulls in dust and insulation fibers that no cleaning keeps out for long.
